You provide the envelope you are allowed to build. Either you upload your plans and our AI reads the relevant dimensions automatically, or you simply enter the maximum height, width and depth by hand. We do not interpret local building law — you bring the envelope, we work inside it.

We match your envelope against 1,200+ European modular manufacturers, simulate how each suitable system fits your site, run the economics, and put conventional construction next to it as a baseline. The result: your matching manufacturers — anonymized — with full costs and KPIs.

Step 3

Tender

Four weeks. Binding offers. Money back if a supplier doesn't deliver.

We contact the selected manufacturers in their own language, coordinate questions, collect the offers and put them side by side in a structured comparison. You see weekly what has come in. If a supplier doesn't deliver within four weeks, their fee is automatically refunded.

What Modular Match doesn't do

Modular Match is a broker and coordinator — not a competitor.

We don't compete with you.

Modular Match does not acquire plots or building projects of its own. On request we sign a non-compete agreement that protects you legally.

We don't provide equity.

We deliberately don't invest in your projects — to rule out conflicts of interest. On request we connect you with debt financing within the EU.

We don't read your zoning.

We don't interpret local building law. You supply the buildable envelope — either by uploading plans or by entering maximum height, width and depth. Pre-applications and final building permits are filed by you and your architect.

We don't handle technical execution.

Structural engineering, shop drawings and site supervision stay with your architect and the supplier.

Drawing these lines clearly protects you as much as us: everyone in the process knows who is liable for what — and you know that Modular Match is your partner, not your competitor.
